1920 - Forward Title

The purpose of 1920-Forward Title is to identify the full chain of title, including all recorded interests and encumbrances, based on best practices of the industry, state standards, or statutes.

Pacific Coast Land Solutions 1920-Forward Title may be utilized for the acquisition of leasehold interest for renewable projects, if Patent Title is not required. As an approved vendor for Stewart Title, our research is accepted by the underwriter for the purpose of issuing a Title Commitment. Prior to issuing the Pro-Forma Policy, a title update will be completed when the client is ready to proceed with financing and construction.

Our relationship with Stewart Title ensures that our client will save a significant amount for title on a renewable project. The research will include the following:

• Research will begin with a solid (greater than arm’s length transaction) Warranty Deed, Court Order, or Judgment behind 1920
• Research will include all surface, severed interest (minerals, wind/solar, timber, etc.), and O&G chains found of record within the certified search period – all interests found of record will be ran forward
• Research will include a search of all county records, and courts, as needed
• Internet research will be completed as needed (research may be necessary for heirship/curative title purposes)
• Research requirements are clearly identified and available for review by the client

1920-Forward Title package will include the following:

• Limited Title Certificate (LTC) will include an “Exhibit A” where the legal description is typed exactly as found on the vesting deed(s), including any scrivener errors (spelling, punctuation, etc.), less any outsales, followed by a Vesting Deed summary
• Chain of Title (COT)
• Property Card
• GIS Map(s)
• Project Map
• Deed Plot, if plottable
• Flow Chart (if the chain of title splits)
• Vesting Deed(s)
• All documents found of record
• Original Survey, Subdivision Plat, if needed
